Red Book valuations: what are they, and when do you need one?

How much is your property worth? The answer matters when you are arranging finance, dealing with an inheritance or resolving a dispute. But an estate agent's guide price and a formal valuation serve different purposes. Understanding the difference can help you decide which you need.

A Red Book valuation is a formal, legally binding assessment of a property's market value. It is conducted strictly in accordance with the RICS Valuation – Global Standards (commonly known as the "Red Book"), published by the Royal Institution of Chartered Surveyors.

Because it adheres to rigorous, internationally recognized criteria, a Red Book valuation provides a transparent, fully researched, and defensible opinion of value. It is designed to stand up to close scrutiny by tax authorities, courts, banks, and other official entities.

When might you need a Red Book valuation?

  • Secured Lending: Lenders often require a Red Book valuation when dealing with property-based finance.
  • Taxation reasons:
    • Inheritance Tax calculations.
    • Capital Gains Tax assessments.
  • Legal and Court Proceedings: used by courts in:
    • Divorce settlements.
    • Dispute resolution, arbitration, or mediation.
  • Business and Financial Reporting: Needed for company accounts, corporate audits, or asset restructuring.
  • Pension Funds: Required when transferring residential or commercial property into or out of a SIPP (Self-Invested Personal Pension) or SSAS.

How does a Red Book valuation differ from a market appraisal?

They are often confused with a 'market appraisal' which is an informal opinion on a suitable guide price for a property, and which are provided by estate agents in the hope of being instructed to sell a property or are used for internal planning purposes.

The Red Book is recognised globally as one of the most rigorous sets of criteria for valuations. The standards which ensure the quality of assessment mean that these valuations are ideal to use in circumstances that are subject to legislative requirements.

Red Book valuations are fully researched and documented written valuations, which should be of a standard and clarity that stands the test of time and can be referred back to and understood in the future.
